One of the most sought-after school districts in Texas, with master-planned living from Cinco Ranch to Cross Creek Ranch.
Katy is where a great many Houston families end up, and the school district is usually the reason. Katy ISD's reputation drives demand across the whole area, which means well-kept homes in the right zones move quickly and hold their value through softer markets.
North Katy and southeast Katy feel quite different from each other. The southeast side (Cinco Ranch, Seven Meadows, Grand Lakes) is more established, with mature trees and shorter commutes toward the Energy Corridor. Farther north and west you find newer inventory, larger floor plans for the money, and communities like Cross Creek Ranch and Firethorne still filling in.
Because Katy spans Harris, Fort Bend and Waller counties, tax rates and even the mailing address can be misleading. I always pull the actual taxing entities for a property so you know the true monthly payment, not just the list price.
Schools
Mostly Katy ISD, with portions zoned to Lamar Consolidated ISD. Zoning can differ street by street, so confirm the campus for the exact address before you fall in love with a house.
