Richmond and the northern half of Fort Bend County have absorbed a huge share of Houston's growth, and it is easy to see why. Master-planned communities like Aliana, Harvest Green, Long Meadow Farms and Grand Mission put newer homes, real amenity centers and strong schools within a reasonable commute of the Energy Corridor and the Medical Center.
The trade-off buyers weigh here is almost always MUD tax rates and HOA dues against square footage and amenities. Two homes with nearly identical list prices can carry very different monthly costs once the tax rate is factored in: that is one of the first things I check for a client before we ever write an offer.
There is also an older, quieter Richmond: historic homes near the county seat, larger lots, and pockets with no HOA at all. If acreage or a workshop matters more to you than a resort pool, those neighborhoods are worth a serious look.
